Conservatory roof costs in Berkshire Glass, tiled and solid roof prices

If you’ve been thinking about replacing your conservatory roof, the first question you’re probably asking is: how much is this going to cost me?

As a rough guide, national figures from Checkatrade put the average conservatory roof replacement cost at around £10,000, ranging from approximately £6,300 to over £18,000. These are roughly in line with our installations, but as they’re completed bespoke, the best way to get a ballpark figure is to get a free, no-obligation quote.

The biggest influence on price is the roof type you choose. Polycarbonate is the most affordable option albeit dated nowadays, while glass and tiled systems sit higher up the price scale, but deliver significantly better comfort and performance in return.

Here in Berkshire and across the South East, prices tend to run around 10% higher than the national average, which is the case in most industries. Beyond material choice, the factors that shape your final cost include:

  • Conservatory size: A larger footprint means more material and more installation time
  • Finish: Frame colour, ridge style and internal detailing all affect the overall price
  • Structural upgrades: Your existing framework may need reinforcing for heavier roof systems
  • Accessibility: Restricted access can add to labour costs
  • Waste removal: Disposal of the old roof should always be factored in

Conservatory roof replacement costs at a glance

The table below covers the main roof types across a range of typical conservatory sizes. You’ll notice that polycarbonate is absent, and for good reason. Whilst more affordable, it brings extreme temperature swings, condensation, and makes the space more or less unusable for large parts of the year, which is why we don’t offer it.

These are national averages from Checkatrade and are broadly in line with what you can expect to pay with us.

Roof type 3m x 3.5m 4m x 4m 4.5m x 4.5m
Tiled £7,875 £12,000 £15,188
Glass £9,450 £14,400 £18,225

Many installers also price by square metre. Typical rates as per to Checkatrade are:

  • Tiled: around £750 per m²
  • Glass: around £900 per m²

Labour costs run at roughly £400 per person per day, and most replacements take between two and five days to complete.

What impacts the cost of a conservatory roof replacement?

Several variables come together to shape the overall price. Here’s what to keep in mind.

Roof material

This is the single biggest cost driver. Polycarbonate is the cheapest option, starting from around £6,300 for a smaller conservatory. Tiled and glass systems cost more upfront but offer dramatically better insulation, keeping the room warm in winter and cool in summer. For a living space you want to use year-round, that performance difference is genuinely significant.

Conservatory size and shape

The larger the roof area, the higher the material and labour costs. Complex shapes, P-shaped or T-shaped plans, require more intricate installation work and will sit towards the top of typical price ranges.

Structural work and building regulations

Older conservatories were often built with lightweight polycarbonate in mind. Upgrading to a tiled or heavier glass system may require structural work to the existing framework.

Replacing a conservatory roof with a hybrid or tiled system may also require building regulations approval. We survey every property thoroughly before recommending a solution, so there are no surprises.

Finish and styling

From ridge style (classic or slimline) to cornice profile and frame colour, every decision has a bearing on the final price. Standard finishes are more cost-effective, while bespoke RAL colours or premium glazing upgrades add to the budget, but they can completely transform how the space looks and feels.

Glazing specification for glass roofs

The glass itself significantly affects the price of a glass conservatory roof.

High-performance glazing, like the Ultraframe Conservaglass range we use, retains heat far more effectively than standard double glazing, keeping energy bills down in the process. Solar control glass for south or west-facing rooms costs a little more but prevents the space from overheating in summer.

Which conservatory roof option is right for me?

Each roof type has its strengths. Here’s a straightforward breakdown to help you decide.

Glass conservatory roofs

A glass conservatory roof keeps the open, airy feel that makes a conservatory so appealing. High-performance glazing and precision-engineered framing means the room stays comfortable year-round, without sacrificing natural light.

A glass roof is the best option if:

  • Maximising natural light is your priority
  • You want to maintain the traditional conservatory look
  • The space will be a garden room, dining room or home office
  • Your conservatory has a complex shape (P-shaped, T-shaped or Georgian)
  • You’d love to stargaze on the sofa at night! (And who can blame you.)

Tiled conservatory roofs

A tiled roof conversion is the choice for homeowners who want their conservatory to feel like a permanent, fully insulated room. Lightweight slate or shingle tiles sit over a solid insulated panel, delivering exceptional heat retention and a noticeably quieter space during heavy rain.

A tiled roof is right for you if:

  • You want to use the space comfortably all year round
  • Matching the appearance of your main roof is important
  • You’d like the room to feel more like a proper extension than a traditional conservatory

Solid panel conservatory roofs

A solid panel conservatory roof, such as the Ultraframe Livinroof we offer at Oakley Green, takes a hybrid approach. Solid insulated panels form most of the roof, with glazed sections positioned wherever you want to draw natural light in. It’s a subtle, contemporary system with impressive flexibility.

A solid roof is worth considering if:

  • You want full insulation with the option to retain some glazing
  • A modern aesthetic is important
  • You’d like to incorporate downlights or speakers into the ceiling

Is a replacement conservatory roof worth the investment?

Is it better to replace the roof or rebuild the whole conservatory?

If your conservatory structure is still sound, a replacement roof is far more cost-effective than starting from scratch. A full new conservatory installation typically costs significantly more, often starting from tens of thousands of pounds. A new roof achieves many of the same benefits at a fraction of that cost.

Year-round usability

Older conservatories with polycarbonate or dated glass roofs are notoriously uncomfortable, too hot in summer, too cold in winter. A modern insulated conservatory roof transforms the space into a room you actually want to be in throughout the year, whether that’s a comfortable dining room, a relaxed lounge or a productive home office.

Added home value

A high-performance replacement roof turns a tired conservatory into a polished, impressive living space, the kind that genuinely adds value to your home and catches a buyer’s eye.
